Amid the struggles faced by many older office properties, the commanding appeal of Manhattan’s contemporary skyscrapers has once again come to the forefront. Demonstrating this trend, Tishman Speyer’s Spiral, a newly established 66-story tower spanning 2.8 million square feet, has achieved an impressive 75% occupancy within just a year of its inauguration, NY Post pointed out.

Securing three recent leases, encompassing a total of 112,000 square feet, has significantly contributed to the tower’s leasing milestone. Notably, global asset manager Marshall Wace has secured the largest space, spanning 79,000 square feet across the entire 32nd floor and part of the 33rd floor, relocating from its previous location at 350 Park Ave.

Bethesda, Maryland-based ProShares, an ETF provider, has leased 9,000 square feet within the tower. Additionally, a third global asset management firm, remaining unnamed, has acquired 24,000 square feet of space. These additions join an existing roster of tenants, including Pfizer, the anchor tenant, as well as HSBC, Debevoise & Plimpton, Alliance Bernstein, and Turner Construction, which was responsible for the tower’s construction.

Situated between West 34th and West 35th streets and flanked by 10th Ave. and Hudson Blvd. East, the Spiral holds the prestigious address of 66 Hudson Blvd. East. Positioned to the north of Hudson Yards complex developed by Related Companies and Brookfield Property’s Manhattan West, the tower falls within the vibrant Hudson Yards District designated by the city.

Architected by the BIG-Bjarke Ingels Group, the Spiral boasts captivating features such as cascading landscaped terraces and suspended gardens. The tower commands premium rents, ranging from $125 to $225 per square foot.

Adding to its allure, the Spiral’s ground floor is set to house an innovative culinary scene. Acclaimed restaurateurs Erik Ramirez and Juan Correa of Llama San and Llama Inn fame are launching a Peruvian-Japanese restaurant, while renowned chef Gabriel Kreuther, known for his Michelin-starred establishment on West 42nd St., will introduce two distinct concepts.

Tishman Speyer’s leasing endeavors have been facilitated by the representation of Greg Conen and Sam Brodsky. Marshall Wace was represented by Newmark’s Andrew Sachs and Bill Levitsky, while ProShares enlisted the expertise of JLL’s Cynthia Wasserberger and Michael Pallas.
