Cobble Hill Townhouse Tops Bklyn Luxury Sales, With $10M Price Tag

Brooklyn’s luxury real estate got a boon when a townhouse in Cobble Hill inked a contract to sell, asking close to $10 million.

As reported by the Real Deal, last week a townhouse at 57 Wyckoff Street, went into contract asking just under $10 million.  The transaction easily made the top of the list for Compass’ weekly report on Brooklyn home sales asking $2 million and over.  The home transcends the average row houses in brownstone Brooklyn, with a modern glass and steel façade that dares to stand apart.  The townhouse is just out of the Cobble Hill Historic District, so it’s not under the jurisdiction of the Landmarks Preservation Commission.  The five-story, 25-foot wide home boasts six-bedrooms, and 4.5 bathrooms.  The listing price was slashed by $755,000 a month ago, as per Street Easy. The home features an elevator, a Japanese-inspired backyard garden, and a rooftop steel hot tub with views of the city skyline.

The 7,000 square foot home was built three years ago by world-class architectural and design firm Workshop/APD.  Special mentions include a triple height foyer and oversized parlor floor with a formal dining room featuring an Apparatus chandelier, an extra-wide living room with 11’ ceilings and a sheer wall of glass overlooking the garden and illuminating the home with light.  It also boasts a professional kitchen with top of the line appliances and a sleek, modern look. The oversized primary bathroom has a glass enclosed marble wet room and a freestanding fiberglass tub. The unique penthouse floor has versatile uses, including a 2nd living room or additional bedroom with panoramic skyline views. Control 4 Lutron panels control every utility in the house,  including electric shades, lighting, security, music, and 10 climate zones for heating and cooling, as per the Corcoran listing website.  The home was listed by Corcoran agents Deborah L Rieders and Sarah Shuken.

Another luxury home that made it to the Compass weekly report of pricey Brooklyn homes is a penthouse in Williamsburg.  Last week, Unit PH3 at 60 South 8th Street in South Williamsburg was sold, with an asking price of $6.5 million.  The home was the second most expensive contract in the borough.  The price tag was cut by $250,000 five months ago, and was on the market for 268 days, as per Street Easy.

A duplex condo at the Oosten, it spans more than 5,000 square feet of space, offering five bedroom and 6.5 bathrooms. The designer penthouse includes two private sun terraces, a lush courtyard, and a double-height one-car private garage with storage and a Tesla charging station.  The home underwent a gut renovation, being reimagined by Elizabeth Lawrence of Bunny Williams Interior Design.  Shared condo amenities include a concierge, an indoor swimming pool, a gym and children’s playroom.

As per the Real Deal, there were twenty-six luxury Brooklyn homes that entered contract last week and made it to compass’s list– up from 18 the week earlier.  Eight were condo units, 17 were townhouses, and there was one co-op. The median asking price was $2.8 million, and the combined homes’ asking prices was $90.7 million in total.
