Nearly a Century of Jerusalem Heritage Changes Hands: Historic Talbiya Villa Sold

(JEWISH VOICE NEWS) An exceptional historic villa, built in 1926 in the heart of Jerusalem’s Talbiya neighborhood, was recently sold, opening a new chapter in the story of one of the city’s most unique and historic real estate landmarks.

Located at the corner of Hovevei Zion and Marcus Streets, opposite the Belgian Consulate and within walking distance of Jerusalem’s leading cultural, hospitality and civic institutions, the property is considered one of the most recognizable and impressive buildings in historic Talbiya.

Known as Villa Katana, the villa was built during the British Mandate for a prominent Christian family in Jerusalem. Designed in the traditional Liwan style, characteristic of Jerusalem’s aristocratic residences of the early twentieth century, the building features original Jerusalem stonework, wide arched windows, high ceilings and generous interior spaces that preserve its unique architectural character to this day.

Over the years, the property became an integral part of the city’s historical fabric. In 1987, it was acquired by Canadian Jewish philanthropist Charles Bronfman, co-founder of Birthright Israel, and served for many years as the headquarters of the Karev Foundation, which promoted educational and cultural initiatives throughout Israel.

Beyond its architectural and historical significance, the property carries a unique symbolic dimension. Its location at the intersection of Hovevei Zion and Marcus Streets connects the legacy of the early Zionist movement with the story of David “Mickey” Marcus, the Jewish American colonel who volunteered during Israel’s War of Independence and became the first general of the Israel Defense Forces. In many ways, the property reflects the longstanding relationship between Jerusalem and Diaspora Jewry.

The villa sits on a corner lot of approximately 578 square meters and includes approximately 450 square meters of built area, alongside a spacious entrance garden, original balconies and rare architectural elements that have been preserved throughout the years. Its location in the heart of Talbiya, one of Israel’s most prestigious and sought after neighborhoods, gives it a unique standing in Jerusalem’s luxury real estate market.

The transaction was led by Tomer and Ronit Dowek of Prosperity Real Estate, which represented both buyer and seller.

“As always, it is a great privilege for us to accompany these types of transactions, where history, architecture and exceptional real estate come together,” say Ronit and Tomer Dowek, owners of Prosperity Real Estate. “Properties of this nature rarely change hands, and they represent far more than real estate alone.”

According to the Doweks, the transaction reflects a broader trend that has become increasingly evident in Jerusalem’s luxury market in recent years.

“Even in a period marked by geopolitical uncertainty, economic volatility and growing challenges facing Jewish communities around the world, we continue to see consistent interest in unique properties with historical significance and exceptional locations in Jerusalem. For many buyers, both from Israel and from the Jewish Diaspora, this is not merely the purchase of a property, but also a meaningful connection to Jerusalem, its history and its unique place in the Jewish world.”

They note that the supply of high quality historic properties in neighborhoods such as Talbiya, Rehavia and the German Colony is inherently limited. As a result, properties with distinctive architectural, historical and locational qualities continue to attract buyers seeking a rare combination of quality, heritage, location and meaning.

This transaction joins a growing number of heritage property sales in Jerusalem’s historic neighborhoods and highlights the enduring appeal of the city’s architectural landmarks among buyers seeking not only a home, but also a place within Jerusalem’s ongoing story.
