List of Most Expensive Zip Codes is Published, NY Comparatively Affordable

The new list is out with the most expensive zip codes in America– and the Empire state surprisingly has a back seat.

As reported by the NY Post, the city of Los Angeles took on many of the list’s top spots with posh neighborhoods that demand more than any other American enclaves.  The report, compiled by RealtyHop using median house sales in 2023,  showed that nine of the country’s 100 most expensive zip codes are in Los Angeles, CA.  New York’s showing on the list took a hit from previous years, with just five NYC neighborhoods on the list, some of which are embarrassingly close to the bottom of the list.  NYS as a whole had just 18 zip codes in the top 100 — which is four less than the 22 zip codes on last year’s list.  By contrast, the state of California on the whole now boasts an impressive 61 zip codes on this year’s 100 most expensive zip codes list.

New Yorkers complain all the time that they pay more than their fair share on housing. This new report, however, which used residential real estate listings in the US advertised between January and October of last year, shows that NY isn’t the most expensive in comparison.  The most expensive zip on the list (for the fourth year in a row) was Atherton, Calif.– a small town close to the futuristic headquarters of Apple, in which median house price was a whopping $7.95M last year.  Beverly Hills 90210 was number 2 most expensive in the country, with a median price of $6.28 million.

Third on the list is in NY state– a small town in the Hamptons known as Sagaponack.  That 11962 zip code has a median price of $5.9 million. Fourth in the country is 33109– Fisher Island in Florida, just outside Miami Beach.  The median home price there is $5.7M.  Ranked number 5 on the list is another NYS enclave, the well-known Hamptons town of Water Mill, at zip code 11976.  Median prices there are now at $4.95 million.  Sixth on the national list is 93108 — Montecito, CA,  situated near Santa Barbara.

The RealtyHop list says that NYC’s most expensive zip code is number 20 overall in the country, and that’s 10013, which includes parts of TriBeCa, Chinatown and NoLita. Per the Post, the median asking price in the posh enclave is $3.60M —down about 9.7% in comparison to the 2022 list.  Per the data, zip code 10007, was the next most expensive in NYC, ranked at number 31 in the nation.

The zip code includes Battery Park City and the southern part of TriBeCa.  Zip code 10011, which includes SoHo and NoHo, was the next mention of NYC, and was ranked down at number 54.  Zip code 10069 — including the Upper West Side’s exclusive Riverside Drive properties — came in at a blush making Number 85.   Brooklyn was only mentioned in the top 100, with zip code 11231, which encompasses Carroll Gardens and Red Hook. The neighborhood did beat the UWS, ranking at number 82, and boasts a median asking price of $2.17M.  This boost can be attributed to the increase of posh new construction of condos.
