Battery Park City Is Home of the Top-Selling Large Developments in 2022

Residential buyers seem to have flocked to the Battery City Park neighborhood this year, with the highest volume of sales being inked there out of other New York City neighborhoods.  The upscale residential neighborhood takes up roughly 100 acres on the West side of the Southern tip of Manhattan, close to the financial district and set along the Hudson River.

As reported by Crain’s NY, Battery City Park’s suburban style was trending in 2022 with the most contracts in the Big Apple being signed there.   The Solaire, a co-op in the neighborhood, was the top-performing large development of the past 12 months, per data from Marketproof.  Developer, the Albanese Organization, converted the rental building into a 290-unit co-op, and successfully inked a whopping 84 apartment sales in 2022.  This marked the highest number of sales in any city development for the year. The redbrick waterfront building is known as the country’s first green apartment tower.  The LEED Gold NC Certified green building also boasts luxurious amenities including a fitness center, rooftop garden, kids play room and public lounges.  Studios at the building start at $700,000.

The second most popular building was Extell Development’s condo tower, Brooklyn Point, in downtown Brooklyn. There were an impressive 78 apartments sold this year at the 68-story building, which boasts a total of 481 luxury units.  The building boasts 400,000 square feet of resort-style amenities including an infinity pool, fitness center, screening room, game room, kids playroom, and terrace bar.

The third in popularity was the Skyline Tower in Long Island City.  There were 77 apartments sold at the 67-story glass tower.  The building, by United Construction and Development, features 801 apartments and panoramic NYC views.  “The ability to own on the waterfront in Battery Park City, in a green building with brand-new amenities and immediate occupancy, is a rare opportunity,” said Aaron Goed, the agent with Corcoran Sunshine Marketing who is handling sales at the project.  Completed in July 2021, the 778-foot luxury tower is famously not only the tallest tower in Long Island City but also all of Queens.

The reported number of sales were obtained by real estate brokers, while Marketproof translated the data to see the patterns in the market.  As per Crain’s, the Battery City Park neighborhood was planned in the late 20th century.  Renters were leaving New York opting for the suburbs at the time, and the plan was to offer the best of both worlds—with close proximity to the city and the views as well as offering lush parks, wide streets and a tight-knit community atmosphere.  The area is mostly filled with rental buildings, but clearly condos and co-ops in the area are doing well.
