Renowned Russian airport magnate Valery Kogan and his wife, Olga, have strategically placed three opulent properties on the market, showcasing their willingness to adapt to the changing real estate landscape. Situated in the heart of Manhattan, their Plaza Hotel palace, initially listed at $50 million pre-pandemic, now boasts a reduced-price tag of $33 million. This luxurious condominium, spanning two units (1007 and 1009) with an additional one-bedroom apartment (unit 1008), encompasses 5,302 square feet, including a castle-like turret. The extravagant interior features 24-karat gold accents, Venetian plaster, vaulted ceilings, and oversized windows, creating a lavish ambiance. The unit includes four bedrooms, 4½ baths, a grand foyer, a built-in bar, and a formal dining room with stunning Central Park views. Notably, the sale also incorporates an adjacent one-bedroom unit with garden and courtyard vistas.

Simultaneously, the Kogans have repriced their 40th-floor penthouse at 15 Central Park West to $45 million, down from its earlier listings at $65 million and $61.9 million. The 5,398-square-foot penthouse offers breathtaking panoramic views of Central Park and the city skyline. It comprises four bedrooms, a marble and onyx entry foyer, a living room with a fireplace, a dining room, and a chef’s kitchen. The sale includes two additional units on the sixth floor—a 1,036-square-foot, one-bedroom unit, and a 412-square-foot studio. The main bedroom suite features a spa-like bath adorned in marble, heated floors, and a dressing room.

Beyond the bustling streets of New York, the Kogans have also presented their Greenwich, Connecticut estate at 18 Simmons Lane for $14.5 million in its current state or $24.5 million after renovation. This 1924-built mansion, situated on 7 acres, has had a tumultuous history. Initially, the Kogans aimed to construct a substantial mansion on the property, facing challenges and opposition from city power players. The saga culminated in the couple buying the property in Olga’s name for $18.5 million in 2005. The estate, now represented by Shelly Tretter Lynch and Jenny Allen of Compass, is poised for a potential tear-down or subdivision.

In a strategic move, the Kogans are adapting to market dynamics, recognizing the need for flexibility in pricing and presentation. As they navigate the sale of these iconic properties, the couple invites potential buyers to experience the epitome of luxury living in the heart of Manhattan and the tranquility of a historic Greenwich estate
