The West Village was named as the priciest neighborhood in New York City per square foot of space.
In December, the 10014 ZIP Code, which includes the West Village, was ranked as the Big Apple’s most expensive real estate, boasting a median price per square foot of $2,366, as per Realtor.com.
As reported by the Wall Street Journal, the 0.57-square-mile neighborhood, overlooking the Hudson River in lower Manhattan, has limited housing. The historic district requires any demolition and new construction to be reviewed by the Landmarks Preservation Commission. This makes the supply consistently limited, says real-estate agent Jared Barnett, co-founder of Compass’ the Barnett-Bittencourt Team. “A low supply makes what’s available more expensive,” he says.
The zip code has a population of roughly 32,590, per census data. Still the neighborhood offers a wide variety of architectural styles and price options. “Within all of those styles, you have a big mix of housing options, everything from classic doorman co-op buildings to historic townhouses on picturesque streets to modern condominiums,” says Barnett. He told the WSJ that the price per square foot in the neighborhood varies from about $1,000 a square foot to $5,000 a square foot or more.
A current impressive listing available in the coveted area is a 4 bedroom, 3 bathroom penthouse condo on Morton Street. The home boasts 3,675 square feet of space, and is asking $19.95 million (or $5,440/ sq ft). It also has an extra 1,450 square feet of outdoor space with two outdoor terraces. The penthouse features an oak milled office, temperature controlled wine cellar and media room, per the listing by agents Maggie Gold Seelig and Max Clayton of Modlin Group LLC. The condo building has amenities including a pool, fitness center, kids playroom, resident’s library, attended lobby and concierge.
Another prominent listing in the West Village is a co-op unit on Hudson Street. The triplex penthouse is asking $13.2 million and boasts about 6,151 square feet of interior space. The circa 1900 building still has much of its original character, including brick wood-burning fireplaces. The home, listed by agent Julianne Bond of Sotheby’s International Realty in Downtown Manhattan, also offers roughly 3,000 square feet of roof space.
Per the WSJ, another gem listed for sale in the neighborhood is a 5 bedrooms, 5 bathroom townhouse on West 11th Street. The 3,344 square feet home is asking $12.95 million. The corner-lot townhouse, built in 1899, boasts 12-foot ceilings in the parlor floor, a remodeled kitchen, a roof deck, a garden-level apartment and a rear yard. The listing is held by Stephen Ferrara of Compass Realty.
The December data from Realtor.com shows that the second most expensive area per square foot in NYC is Tribeca’s 10007 ZIP Code. There the median price per square foot was $2,136 for December. As for the highest median listing price, Tribeca’s 10013 ZIP Code was the highest, at $4.93 million. The West Village’s 10014 ZIP Code had a median listing price of $2.62 million, marking the fifth most expensive in Manhattan, where listing price is concerned.
