Top 10 Most Pricey NYC Homes Sold in 2022

As 2022 comes to a close, the rundown of the most expensive residential sales of the year is here.

As reported by Bloomberg, the most high-end home sales mostly occurred in the first six months of the year, with the last half of the year seeing a substantial slowdown.  “Except for one where a contract was signed July 11, everything was signed before June,” says Donna Olshan, President of Olshan Realty.  She predicted that the deceleration doesn’t seem to be over.  “We’re in for a really choppy environment, for certainly the next quarter,” she said. “We’re in a market that doesn’t know what direction it wants to go in. It’s just a lull.”

 

The top 10 New York City residential sales for 2022 amounted to a total of $640.8 million. The total is significantly lower than that of 2021, when the sum of the top ten amounted to $672.5 million.  The year 2021 was called the best year for luxury real estate in history.  “It’s because 2020 was a garbage pandemic year, and 2021 was a rebound, binge-buying, pent-up demand year,” she says. “Overall, the market was a yo-yo year: Interest rates doubled, the stock market deteriorated—but considering everything, Manhattan real estate held up pretty well.”  She said 2022 ranks as the fifth-best of the past decade. “Right in the middle,” Olshan noted. “I think that’s OK.”

 

This year all the priciest sales were situated above Manhattan’s 56th Street, with six of 10 sales located on or near Billionaires Row on 57th Street.  Six were condominium sales, three were townhouses and there was one co-op on the list.  All of the homes sold at a discount off the asking prices, with the cuts ranging from 22% to 8%.

 

As per Crain’s NY, the number 1 priciest sale, based on public sales data, was for $101 million at the white-glove cooperative at 4 E. 66th St, which boasts just 18 luxury residences.  The sale included the penthouse and the unit below it.  The sale also set a record for the priciest co-op in NY.  The buyer is reportedly Julia Koch, widow of late billionaire David Koch.

Second place was $75.9 million for the full-floor Jala Penthouse at 730 Fifth Ave in the Crown Building, on the 20th floor of the prestigious branded residences at Aman New York.  The four-bedroom, five-bathroom home had reportedly originally asked $83.53 million.

Third on the list, is a penthouse at the famed 220 Central Park South.  The three-bedroom, four-bathroom luxury condo sold for $72 million.  Next on the list was $70.5 million for a condo at 432 Park Ave., on the 82nd floor. The full-floor, five-bedroom apartment was once asking $90 million.

 

Number five on the list was another sale at 730 Fifth Ave.  The Aman NY condo sold for $56.2 million.  Next on the list was a seven-bedroom, eight-bathroom home at 12 E. 63rd St.  Sold for $56 million, the home which boasts a swimming pool in the basement had first hit the market in 2015 listing at $77 million.

 

Next on the list, is also at 730 Fifth Ave. The home was purchased for $53.4 million.  Eighth on the list was a home asking $52.8 million, down from an ask of $60 million.  The five-story townhouse at 36 E. 68th St. boasts six bedrooms, 10 bathrooms, 9,000-square-feet of space, and also includes a swimming pool in the basement.  Ninth place on the list is a 23,000-square-foot townhouse at 60 E. 93rd St. The Gilded Age-era house was asking $52.5 million in the off-market sale.
