Expansion Tops Out at 122 Fifth Avenue in Manhattan’s Flatiron District

The topping-out ceremony took place for the commercial building at 122 Fifth Avenue in Manhattan’s Union Square.

As reported by New York Yimby, the landmark office building in the Flatiron District neighborhood, built in 1900, topped out in its one-story steel-framed addition.  The 300,000-square-foot expansion project was designed by STUDIOS Architecture and developed by Bromley Companies.  Omnibuld is the general contractor for the Midtown, Manhattan property. The formerly 10-story is undergoing $100 million investment project by Bromley Companies.

The main crux of the project is the horizontal expansion on a former adjacent parking lot, and relocation of the core, allowing for bigger and more efficient office floor plates and more natural light coming in from the east.  There will be an 11th floor added on top of the building’s parapet, and a rooftop pavilion, as well as the erection of a reinforced concrete annex which will expand the property’s T-shaped footprint lengthwise on West 17th Street.  The 122 Fifth Avenue expansion, construction and renovation, is slated for completion in 2023.

“With a brand-new rooftop pavilion and more than 300,000 square feet of commercial space, 122 Fifth Avenue is transforming the historic neighborhood of Union Square,” said Nicholas Haines, CEO of Bromley Companies, at the topping-out ceremony. “It was our goal to integrate the historical elements of this landmarked project while also meeting the needs of the modern tenant. 122 Fifth Avenue seamlessly merges the past and future of the neighborhood, and we look forward to completing the project later this year.”

The topping out ceremony was held on the site of the future rooftop pavilion.  As per Yimby, it was also announced that Microsoft has signed on as the anchor tenant for the office space, and athleisure company Allbirds will also occupy retail space at the building. “The Bromley Companies was founded 50 years ago; it is no coincidence that as we celebrate this milestone, we also meet to celebrate the redevelopment of 122 Fifth, the new home of one of the most notable technology companies in the world, Microsoft,” said William Haines, chairman of the developer Bromley Companies. “As long-term investors in the Union Square neighborhood, we drew inspiration from its history and are proud to announce the topping out of 122 Fifth Avenue.”

 

Jennifer Falk, executive director of Union Square Partnership, also spoke at the ceremony.  “Today’s topping out of 122 Fifth Avenue once again underscores Union Square-14th Street’s competitive edge as a major draw for knowledge workers and other office tenants as we continue to return to the office,” said Falk. “As each new Union Square lease is signed, we hear it over and over again that staff communicate to leadership that they want what Union Square has to offer: a vibrant mixed-use neighborhood with its unparalleled dining, entertainment, and transit options.
